Over the past several years, we've had more conversations than ever with Bay Area families exploring a move to San Diego. Redfin's 2024 data showed San Francisco as the second-largest source of inbound homebuyer interest in San Diego, with over 2,600 homebuyers expressing active interest.
Why San Diego? For Bay Area buyers, San Diego offers a compelling combination of coastal living, strong schools, growing employment centers, and a housing market that often delivers more home for the dollar than many parts of Northern California.

Though San Diego is the third most expensive housing market in the country, it is relatively cheaper to most of the Bay Area, with better price per square foot and typically real yardspace.

Renting first?
Property taxes: Both cities operate under Prop 13, which caps annual assessed value increases at 2% after purchase. Your tax basis resets to purchase price when you buy; the effective rate in San Diego runs approximately 1.2–1.25% of assessed value. On a $1M purchase, that's roughly $12,000–$12,500 per year.
Important Caveat: Mello-Roos: Many of San Diego's most desirable family neighborhoods (Carmel Valley, parts of Poway, newer North County communities) carry Mello-Roos special tax assessments on top of the base rate, which can push your effective rate to 1.5–1.8%. That's a real number that doesn't always appear clearly in listing data. It is important to pull a full tax breakdown to understand the tax burden of each property.

Most Similar to the Peninsula (Palo Alto, Menlo Park, Los Altos)
If you’re looking for a Peninsula-feel, the North County coastal strip will feel immediately familiar demographically, culturally, and architecturally.
Coming from the East Bay (Oakland, Berkeley)
The East Bay dynamic transfers well to San Diego's urban neighborhoods, just without the transit infrastructure.
Bay Area buyers are accustomed to good public schools being distributed reasonably broadly across neighborhoods. San Diego is more stratified. District boundaries matter enormously, and buying one ZIP code over can mean a significant difference in school quality.

This is not a trivial lifestyle difference, even for people who think it won't matter much to them.
San Diego coastal neighborhoods run 65–72°F year-round, moderated by marine layer. Annual rainfall is about 10 inches. Inland areas (Carmel Valley, Poway) warm up more in summer (90s in August and September) but the predictability is still a meaningful contrast to Bay Area microclimates.
San Francisco averages around 160 sunny days per year, with summer fog, persistent coastal wind, and the famous 20-degree swings between neighborhoods.
